From there our in-house design team produces concept sketches, refines them through revisions you actually see, and develops the full council documentation package.
Construction sits under one fixed-price contract — no variations, no scope creep, no quiet upgrades to the bill of materials. Quality trades work to a 2.7m-ceiling minimum, full-stone kitchen islands, double-glazed throughout, and a 7-star NatHERS energy rating standard. Weekly progress updates, full site access, and one project manager for every milestone from slab to handover. Typical delivery: 9–14 months from contract to keys.

Your project starts with a brief session — block analysis, lifestyle questions, finishes preferences, planning overlay review. Our designers develop scheme options informed by real construction costs. Once locked, we handle planning permits, structural engineering, energy ratings, and interior selections under the same roof. Construction is delivered by the same trades we've used for over a decade — full-stone joinery, bespoke cabinetry, 2.7m+ ceilings, double-glazing standard, premium tapware. Material library access at our Ascot Vale showroom lets you see and touch every finish before sign-off.

You love your suburb, your street, your school zone — but the existing house is tired, dark, undersized, or just wrong for how your family actually lives now. A knockdown rebuild gives you a brand-new home in the location you already own, often for the cost of a comparable established property purchase plus stamp duty saved.
TOFA Group manages the entire process: site assessment, demolition permits, asbestos clearance, demolition, and full custom build of the new home — all under one fixed-price contract. We handle protected-tree assessments, neighbourhood character overlays, and heritage considerations common in Essendon, Moonee Ponds, and Strathmore. Most clients lease nearby during the 9–12 month build window and use existing land equity as the deposit, simplifying finance.

Council permits, planning approvals, and heritage overlay applications are managed in-house. Most projects can be staged so you stay living in the front of the house while we work on the back.
